Conducting Real Estate Business Under Alert Levels 4 and 3 - What can and can't real estate salespeople do?

 

Conducting business under alert Level 4 COVID-19

Overview:

Under the New Zealand Government Alert Level system for COVID-19, businesses will function differently. It is appropriate therefore, to note how living Corporation will conduct its business during each alert level and in this case, Alert Level 4. This serves as a reference for both sellers, buyers and our staff.

General

  • The office at 125 Gordon Rd, Mosgiel and 83 Clyde St Balclutha, will NOT be open to the public, and NO staff may work at these sites during Alert Level 4.
  • Property CAN be listed for sale remotely
  • Property CAN be marketed for sale remotely
  • Open homes are NOT allowed
  • Inspection by appointment is NOT allowed
  • Offers for property CAN be made and contracts CAN be finalized entirely remotely if required
  • Settlements are unlikely to be completed
  • Pre settlement inspections by the purchaser of the home they are purchasing can NOT be carried out
  • Possession whereby buyers move in and sellers move out, is NOT possible.

 

Conducting business under alert Level 3 COVID-19

 

General

  • The office at 125 Gordon Rd, Mosgiel and 83 Clyde St Balclutha, will NOT be open to the public, yet limited staff may work at these sites from time to time during Alert Level 3.
  • Property CAN be listed for sale remotely
  • Property CAN be marketed for sale remotely
  • Open homes are NOT allowed
  • Inspection by appointment with agent and one couple at a time at the property IS allowed (There is a grey area around this currently!?)
  • Virtual open homes via video – conferencing IS allowed
  • Offers CAN be made on property and contracts CAN be finalized remotely if required
  • Offers CAN be made on property and contracts finalized by the salesperson visiting buyers and the sellers at their homes while practicing social distancing and the usual hygiene practices
  • Settlements CAN be completed
  • Pre-settlement inspections by the purchaser of the home they are purchasing CAN be done
  • Possession whereby buyers move in and sellers move out, IS possible.

 

Conducting business under alert Level 2 COVID-19

General

  • Details are not as yet released with regard allowable activity under this Alert Level.
